Bollywood Titans Unite: Boney Kapoor's Bayview Projects Triumphs with Akshay Kumar in Mega Film City Project Near Noida Airport
Film producer Boney Kapoor's Bayview Projects LLP and the Bhutani Group have won the Film City project in sector 21, near Noida airport at Jewar, by submitting the highest bid among the four qualified contenders. The technical evaluation phase included Bayview Projects LLP (Boney Kapoor), Lions Films Private Limited (KC Bokadia), Supersonic Technobuild Private Limited (Akshay Kumar), and Super Cassettes Industries Private Limited (T-Series), all of whom submitted their respective bids.
The Yamuna Expressway Industrial Development Authority's committee opened the financial bids and determined that Bayview Projects LLP and Bhutani Group had submitted the highest bid, committing to a maximum 18 percent share of the profit for the government. This positioned them as the eligible developers for the project. Lions Films Private Limited (KC Bokadia) bid 15.12%, Supersonic Technobuild Private Limited (Akshay Kumar) bid 10.80%, and Super Cassettes Industries Private Limited (T-Series) submitted the lowest bid at 5.12%, according to officials.
Arun Vir Singh, CEO of the Yeida, stated, "As per the laid down rules, the company that will give the highest amount of gross revenue share will be considered the selected bidder, and Bayview Projects LLP has placed the highest bid, leaving the other three bidders behind in the process. Now we will send this for approval to the state government for the required procedures."
Following the guidelines of the public-private partnership, the proposed bids will undergo review by the committee of secretaries and then be presented to the state government cabinet for necessary approvals. Once approved, the highest bidder, Bayview Projects LLP, will receive the letter of award.
The Yeida issued a global tender for film city developer selection on November 23, 2021, but received no takers. After revising the detailed project report, a global tender was reissued on November 7, 2022, with a submission deadline of January 5, 2024. Technical bids were opened on January 27, 2024, with four qualified companies.
The Film City, spread across 1,000 acres, will allocate 220 acres for commercial use and 780 acres for industrial use. In the initial phase, the developer will work on 230 acres. According to the Detailed Project Report (DPR), the developer must provide ₹144 crore as security money before commencing development. The high-level committee, led by UP Chief Secretary DS Mishra, approved the DPR for the project, granting the developer a 90-year timeline to complete the Film City in Sector 21, near Jewar airport.
The estimated cost of the project is ₹7,210 crore, and the committee has allowed OTT platforms to apply. Coldwell Banker Richard Ellis, an American commercial real estate services and investment firm, was hired as a consultant for the DPR on January 8, 2021, following UP Chief Minister Yogi Adityanath's announcement of developing another film city to boost film production in the state.
